Responsibilities: The purpose of this position is to manage multiple functions of building operations and maintenance for a portfolio of administrative buildings and some communication/equipment buildings. ESSENTIAL DUTIES AND RESPONSIBILITIES Responsible for the proper operation and maintenance for the greater St. Louis, MO buildings and grounds. Responsible for the development and adherence to budgets. Responsible for the effective operation of the maintenance and contractor teams. Responsible for representing facilities to the building occupants. Responsible for ensuring that all safe work practices are carried out. Responds to problems in a tactful and expedient manner. Attends meetings for facilities matters. Manages facilities staff and assigned contractors to deliver expected service levels within the prescribed budget. Manages vendor relationships and trains vendors on work order and billing procedures. Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work. Reviews work orders to ensure that assignments are completed. Coordinates work assignments among building technicians, vendors and contractors. Reviews price quotes for the procurement of parts, services and labor for projects. Codes accounts payable invoices to ensure correct cost center accounting classification. Uses pc and/or PDA for work order system, email, ESS and training. Oversees the scheduling, maintenance and monitoring of all heating, ventilating, air conditioning, water, electric and other systems to ensure efficient operation. Inspects facility and generates inspection reports. Prepares capital project and operating budget recommendations, and adherence reports. Prepares monthly operating budget variance reports. Manages various facilities projects. Other duties may be assigned. Must possess good technical background and knowledge. Technical knowledge on how building systems operate. Associates degree or Bachelors degree preferred with focus on business, technical or management areas. Prior supervisory experience preferred. CERTIFICATES and/or LICENSES Facility Management certification preferred. Driver's license may be required. COMMUNICATION SKILLS Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues. FINANCIAL KNOWLEDGE Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.
